With the completion of Little Caesars Arena last September and the ongoing construction surrounding the area, the District Detroit has announced phase two of its development.
According to the District Detroit, phase two includes restoring three vacant historic buildings and constructing three new mixed-use buildings near the arena.
The nearly $200 million investment is expected to bring more than 400,000 square feet of office space and 70,000 square feet of street-level retail space.
“This new investment puts the focus on the redevelopment of historic buildings while bringing high-demand retail and office space that will contribute to Detroit’s economy," Ilitch Holdings President and CEO Christopher Ilitch said in a release.
The renovation will be on buildings at 2210 Park Ave., 1922 Cass Ave. and 2110 Park Ave. The 2210 Park Ave. building was built in 1922 and will be transformed into 32,000 square feet of office space and 6,000 square feet of retail. The $17 million renovation will be designed by Kraemer Design Group.
The six-story building at 1922 Cass Ave. is an Albert Kahn-designed building that will be renovated into 66,000 square feet of office and 8,000 square feet of retail. It dates back more than 100 years and was once a carriage and wagon shop before being turned into a machine and engine shop.
2110 Park Ave. will be turned into 10,000 square feet of retail and 47,000 square feet of office space.
As for the new buildings, there will be one at 2715 Woodward Ave. that will include 110,000 square feet of office and 17,000 square feet of retail space and will be between LCA and the Mike Ilitch School of Business at Wayne State University.
There will be a $20 million mixed-use building at 111 Henry that will also include parking development. It was previously designed as a residential building, but will now be an office building with 50,000 square feet for office space and 7,000 square feet of retail space.
Finally, the building at 120 Henry St. will be a $48 million project adjacent to the Chevrolet Plaza at LCA. There will be 100,000 square feet of office pace and 20,000 square feet of retail space. This was also originally designed as a residential property but has been changed to an office building.
On top of this announcement, the District Detroit also said an early feasibility study is under way for redevelopment at the historic Blenheim Building at 2218 Park Ave. The study would look into redevelopment into residential and retail space.
